Allgeco’ s Facility Management coordinates the physical work space with its human resources,
together with its business activities. Its main purpose is to integrate the principles of economic and
financial management of the company, the architecture, the behavioral and engineering sciences.
In other words, Allgeco’ s Facility Management is the process of planning, implementation and
control through which the facility (for example, buildings and services for supporting and facilitating the
activities of the company) have been identified, specified and selected to provide and maintain those
levels of service that can meet the business’
needs, creating a work environment of high quality with
costs as low as possible.
Therefore, the Facility Management is an integrated approach within our group that, through the
design, the planning and the delivery of support services to the main activity of the company, aims at
increasing the effectiveness of the organization and to make it quickly and easily adaptable to the
market changes.
Three are the main aspects which characterize the discipline of Allgeco’ s Facility Management:

• Management - Operational
The strategic aspect is responsible for any decision regarding the policy management and retrieval
services, resource distribution to be used to support corporate objectives (budget preparation and
management, division of the costs, etc.) and the supplier selection etc.
The analytical aspect determines the need of Internal Costumers concerning the services, the control
of the operating results and the effectiveness in service delivery, the identification of new techniques
and technologies that support the company’ s business. Therefore, it is a key to ensure that the
Facility Management contributes actively to the achievement of the business objectives.

The management-operative area mainly concerns the management and coordination of all the
services taken as a whole (not individual services) and includes the definition of systems and
procedures, the implementation and the re-engineering of delivery processes.
Allgeco translates the figure of a Facility Manager into a very broad responsibility and includes the
strategic, analysis and control areas while the management/operational activity concerns operational
real estate assets, technical, accessory and general services etc.
The first two are strategic areas for Allgeco and constitute the main activities of the Facility Manager to
which devotes most of its time and energies.
The professional Allgeco’ s Facility Manager is characterized by an high level of managerial skills
within the company; it knows the business strategies in order to design services and work spaces to
facilitate change and to contribute to the achievement of the business objectives.
• Relation and decision-making activities : they are created during the meetings with Top
Management and/ or Manager of the different business units and they aim at defining the strategies
and policies for the management of the facility and at identifying the needs of the service;

Financial and economic management: it estimates the cost hypothesis, the benchmarking, the
analysis of the budget gap and the definition of the distribution cost mode.
• Control: it develops analysis from the operating results (through reports provided by service
providers), the visits to monitor the service quality and meetings with suppliers.
It is also responsible for the design of services (preparation of operational procedures definition of
strategies and maintenance plans) and operational management (reception of the internal
Costumer’ s requests, contact with the suppliers, etc.).
These activities are carried out directly by the facility of the Facility Department (which may be internal,
external or mixed).

In addition, Allgeco’ s Facility Manager owns the skills of a project manager since it plays this role
when there are projects of organizational changes that involve the creation of new workspaces, the
relocation of corporate headquarters, new constructions and/or renovations, planning and interior
design, etc.
For this reason, Allgeco identifies in the figure of the Facility Manager not the only the professional
who develops and manages numbers, budgets and resources, but also the skills to interpret the
strategies of the company, taking into considerations the present and the future needs and using the
best tools and the best method of control.
And for this reason, it is able to use the most appropriate tools in order to influence the company's
decisions and to convey the change; he/she is present during the business development with a
remarkable capacity of people, resource and facility involvement and integration.
