BRIEF TOPIC the urban fabric of the town of Cerreto Guidi, is characterized by a concentric network of streets growing around the villa medicea that stands at the crossroads between four main directions:Empoli, San Zio, Pistoia e Montecatini.. As today the town presents itself to visitors and tourist with the back of the buildings originated along the belt of walls with a lack of urban control and the front of the buildings widespread during the last 40 years. Approaching the historical core of the town we sort of loose the balance between the rural landscape, rich in traditional vineyards and olive groves, farms, villas and churches and the urban complexity of a medieval built environment so typical of Tuscan hillside scenery. The Municipality on the occasion of the New Piano Strutturale is promoting actions, projects and programs for an urban and territorial regeneration, to improve its tourist image and the functionality of urban context. A new relationship between private and public spaces will encourage the rehabilitation of this part of Cerreto Guidi, in terms of image, the most important of the town, that has evident problems of urban degradation. CONURBATION Cerreto Guidi, a hilly territory, situated between the Montalbano and Arno, owes its name to the Counts Guidi, an ancient feudal family who built a castle not far from the route Francigena, known as the road of pilgrims and merchants. In a famous drawing by Leonardo Da Vinci (1503) the castle of Cerreto Guidi is represented; this drawing in a synthetic but truthful way gives an accurate picture of the urban plant of the village, which appears surrounded by the XIV century walls, characterized by a circular style and the presence of 8 tower. SITE The site is in the east part of the town, at the historical margins of the town, along the Strada Provinciale between the system of the walls and the twentieth century buildings. The site includes public and private areas, the backyard of a complex of public residential buildings, the main road, the trees, the system of lacking sidewalks, the courtyard in front of the new commercial and residential buildings developed recently. PROGRAM The project foresees the possibility, through the renovation of the urban layout and a public-private negotiation, to sew back the urban fabric by reconnecting the historical core of the town with the countryside and the hills around. The proposal must consider the new layout of the town from the strada provinciale by creating integration of different services and public spaces and a new system of pedestrian accesses. Inside the study area it will be necessary to deal with the main road needs, parkings, walkways, plantations and a system of custom urban furniture and lighting tools. Cerreto is seeking for those programs and ideas which won't fail to offer both-new progressive development ideas and respectation of the old, including local inhabitants. ISSUES Social / functional The proximity to the main road characterises the use of the area, besides the typically residential fabrics: the historic one and the modern one. Increase the level Strategies and proposals for the urban retraining of urban performance keeping the existing social relations of neighbourhood. of the outer belt of Cerreto Guidi. Green The role and the function of the green area is to be reconsidered together with the renovation of the outer belt, starting point for the implementation of the wider program of redevelopment. Sensitive The site represents the hinge of a system rich in functions. From the vehicular traffic to and from the town, to production activities growing around, to the residences, to the network connecting with the town centre and the commercial activities. Re-think the visual relations between the historical fabric and the hills and the landscape. Sustainability The site has a particular historical and environmental value. New within old, and not new versus old, is an issue this location is dealing with. The proposal must keep in good consideration new techniques and new materials to reduce energy consumption and costs for manteinance. Mobility and accessibility. The site is in need for an integrated network for pedestrians, vehicular, public transport and for bicycles: a more sustainable model of mobility, with less noise, less atmospheric pollution and fewer accidents.
